These days office buildings can be occupied day and night but not always in the same areas so a total control system needs to be in place to ensure that energy usage is kept to a minimum whilst keeping the building safe, secure and comfortable to work in. In order to maintain maximum efficiency and the lowest possible operating costs the building has to offer optimal working conditions: flexibility in cases of changes in organisation or use; ensure safety at all times; offer modern comfort; protect people and minimise danger and damages in emergencies.

A KNX intelligent solution can ensure that lighting levels are always kept to an optimum working level by using existing daylight and a constant light regulator, blinds automatically adjust according to the position of the sun thereby preventing glare and lights are turned up or dimmed as necessary to ensure comfort. When individual offices are not in use lights are switched off altogether and reactivated by the use of presence sensors when someone enters.
Outside core usage times lighting in corridors is turned off and reactivated when detecting a presence. Thus the only lighting being used in the building is in occupied spaces. Within core usage times the lighting is kept to a minimum level and only increased when a presence is detected, thereby limiting energy wastage and increasing lamp durability.
Heating and cooling costs are controlled in the same way. Motion sensors ensure rooms are only fully heated, cooled or ventilated when in use. When windows are open the heating is automatically lowered to frost protection level and cooling and ventilation reduced or deactivated altogether.
Outside the building in garages or underground parking areas lighting can be controlled dependent on main usage times and presence. Gates and barriers can be controlled safely, comfortably and from a control centre so that only exiting and no unauthorised entering is possible.
At night a central off setting can reduce heating, cooling and ventilation to protection mode.
Rooms in office buildings are often subject to changes of use and a KNX installation can minimise the costs of this by negating the requirement for rewiring and allowing all changes to be affected simply by reprogramming the system to accommodate the changes reducing vacancy times caused by modifications. Conference rooms with extensive technical equipment are easy to control using the KNX system. At the touch of a button an entire conference hall can be switched to the current mode of use i.e. during a presentation the blinds can be lowered, the projection screen rolled out and the light in the area surrounding the screen can be turned off leaving the rest of the lights to 10%. Scenes can be easily controlled by presenters to suit their own preferences.
Safety across the board
Building management issues across one or a number of buildings are resolved easily and efficiently by a central monitoring system which sends error messages to maintenance staff to enable them to deal with them swiftly. Broken lamps and faulty equipment can also be detected and reported to the maintenance staff in the same way.
Danger is kept to a minimum by the use of water sensors, fire detectors and electrical fault reporting Accidents due to inadequate lighting are avoided by the use of presence sensors in corridors and offices ensuring that light levels are always right and activated on time when someone is in the area. Electrical devices are switched off centrally at night and should a door, window or hatch be left open an indicator ensures that you close them. Should there be an emergency situation everyone in the building is safely guided outside by the use of emergency and escape lighting. A fire alarm system automatically ensures that electric consumers are switched off before they become an extra hazard and the complete lighting systems can be turned on to reduce the danger of panic.
